Kenneth Goski, Principal of 41-55 Pine, LLC has developed various properties throughout the state of New Jersey. Most recently, he has developed various complexes in the city of Elizabeth. In 2002, Mr. Goski finished the development of the Pennsylvania Ave. Estates, which consists of seven, two-family units, for market housing. He also developed the Alexandra Estates, in the city of Elizabeth, which finished development in 2003. This development contains ten, two-family market housing units.

VILU Construction was founded in 1978 and incorporated in 1981, by Luis F. Rodriguez, Principal of 41-55 Pine, LLC. Throughout its history, VILU has taken pride in constructing quality housing units, buildings, and facilities while meeting clients' demanding time schedules and financial constraints. It is with these guiding principles that VILU has managed to not only excel in the construction, development and housing management business, but has also succeeded in adapting to market-driven demands.
VILU Construction has a wealth of experience in developing blighted sites and in managing properties throughout the City of Elizabeth and Union County. In 1994 for example, VILU Construction completed the total rehabilitation of the building and property at 950 East Grand Street in Elizabeth, at a cost of $800,000. This property had been abandoned for at least twenty years, with previous developers being unable to complete the project.
This East Grand Street project is a 12-unit low-to-moderate income apartment dwelling that has made a significant improvement to the East Grand Street area. VILU currently manages this property.
In addition, in 1998, VILU also developed, and currently manages, the building and property at 940 East Grand Street in Elizabeth. This apartment building also services the needs to low-to-moderated income residents and has a total of 24 units. The total cost of this development project was $1.8 million. Both 940 and 950 East Grand Street Apartment buildings have made a significant aesthetic improvement to the Trumbull Street residential area, while staying in character with the surrounding rugged industrial nature of the neighborhood.
VILU was also the general contractor for Millennium Gardens; a 24 unit building for affordable housing family residence located at 600 Fulton Street in Elizabeth. The project consists of the construction of 12 two-bedroom units, and 12 three-bedroom units, with several conveniences and amenities including individual thermostats for heat and air conditioning, intercoms from apartment to front door, electric front door release, on site laundry facilities, to name a few.
More recently, VILU was also the general contractor for the Kirk Center; a 25 unit housing development for senior citizens located on 620 15t Ave. in Elizabeth. The development, which consists of 25 1-bedroom units, was completed in 2002. This center, has not only made an aesthetic change in the neighborhood, but has become a home to many local senior citizens from Elizabeth.
VILU Construction subsequently worked with the City of Elizabeth to finalize The Waterfront Homes in 2002. The housing development is one of the complexes constructed through the HOPE VI Elizabeth port Neighborhood Revitalization Program. Built on previously underutilized land, the Waterfront Homes consists of 10 new two-family housing units now occupied by public housing residents, as well as families earning 50% of the area's median income.
VILU Construction has experience in forging an outcome-based partnership with public entities that have produced exciting results. VILU has received public-private finds to develop and manage sites throughout the county. Such public funding includes, but is not limited to, Community Development Block Grants (CDBG), HOME Funds, State Balanced Housing funds, and Low-Income Housing Tax Credits (LIHTC).

 

 

 

LUCKY HISTORY

1990 was an exciting year when the real estate market started to decline and       Lucky Realty open its doors with 4 people being, Luis Nogueira, his wife, his partner Jack Da Silva and a friend.

While everyone was cutting costs & losing money on investments and prices were dropping like crazy, this “Lucky Adventure” came in with a different positive attitude and never once thought about the negative impact that everyone was living. 

Aggressive-Persistent and working hard 12 hours a day 7 days a week for the first couple of years, made this company a winning team and with a need for expansion, the 2nd office opened in the North Ward.

Pioneers in the New Construction and tax abatements in the city of Newark this team brought the idea to the city of Elizabeth when the 3rd office was opened at 640 Newark Avenue. 

The original 500 sqft (than expanded to 1300 sqft) main office at 61 Wilson Avenue in Newark was just to  small for the numbers that were practiced and another big jump was taken by this courageous team when our new main office on Ferry Street with 4500 sqft was acquired 5 years after the grand opening.

The competition woke up and got aggressive   There is nothing worst for your business than having your people leave you for a better offer, a change was needed and the team couldn’t be hands on anymore.  Now it was a company and as such, we needed to be more aggressive than ever in order to be the best and the biggest without having nothing to worry about.    The formula was discovered a few years before, and we acquire it thru Exit, this phenomenal and unique system thru an incredible franchise model that has no precedents thru residuals.

Union office and than Kenilworth and Patterson came in after the Exit conversion and we more than triple our sales force from 60 agents in 2000 to over 200 in 2005 when we celebrated our 15th anniversary last February.

A few more offices are on the Horizon and a different vision for Administration, Commercial, Property Management, Development and International are on the works.  However, we continue to focus on the most important in our Business, our clients, customer service is our number 1 concern and everyday battle.
